We’re Excited To Welcome Mo Seiler To The Verani Family!

Mo Seiler returned to her native New Hampshire after many years in the Florida marketplace. Not only are her roots here, but she has always felt connected to this area and New England’s four seasons. Originally from Berlin, NH Mo has lived in the Seacoast area since 2008 and currently lives in Rye – where the ocean is steps away!

While in Florida, Mo owned a catering company as well as an upscale bistro on Bonita Beach. As her friends and customers would say, “You will never go hungry as Mo loves testing new recipes and is a wonderful gourmet cook! When you meet her, you will feel like you have known her forever!”

Licensed since 2000, Mo began her career in real estate at Remax Action First in Florida. She then continued on with her career after moving back to NH working for Rye Beach Real Estate. Now, as a new associate with Prudential Verani in the Portsmouth Office, Mo continues to specialize in Condos and Residential real estate and serve her Seacoast clients in Rye, Portsmouth, Hampton, Stratham, Exeter, Greenland, Newton and Kingston. Plus, with her first-hand knowledge of the Florida real estate market, she can assist snowbirds with their relocation needs.

Mo is known for offering a stress-free, smooth transaction for her buyers and sellers. She understands their needs and never backs away from a challenge, only embraces it! She also never sits still. She is very active and has been a hospice volunteer since 1994 and was a member of the BNI Chapter in Palm Harbor, FL.

Recognizing that real estate agents are highly social people, and that an office full of agents thrives because of the high energy levels, Prudential Verani Realty sought the help of S.P.A.C.E. Planning and RED THREAD to redesign and remodel our Londonderry office.

This will accomplish three goals:
1) Design a space that is not only modern and attractive, but also technologically advanced.
2) Create an environment that facilitates better work and leverages technology to connect our physical world to the digital world.
3) Allow agents and consumers to leverage technology to improve the home buying/selling experience.

A trend in the real estate industry is that more and more agents are finding it possible to work from home because of advances in technology. With that comes and extreme amount of freedom and flexibility. But what’s the cost? Across the nation companies have found the energy level in their offices has declined as more and more agents choose to work from home. Productivity has also been on the decline. Why?

Real estate is a very social business. Sales people, in general, thrive on social interaction. When business is up, their energy level is high. When business is down, the opposite is true. But this tends to impact individuals at different times due to the ebb and flow of their personal productivity. In a real estate office with many agents, the ebb and flow of the business is less noticeable as each agent’s business ebbs and flows differently. Therefore, an office full of agents thrives because the energy level is always near a peak state. The energy of the office naturally lifts those agents whose business has waned back to a slower state.

We’re Excited To Welcome Franco Mancebo To The Verani Family!

Franco came to the US from the Philippines in 2005 with a “Dream to Pursue Happiness.” Starting as an International Student, he earned his Masters in International Business from Southern New Hampshire University.

Franco possesses true entrepreneurial spirit! He has an extensive corporate background in business development, marketing, product management, international negotiations and international trade show management. This experience has allowed him to work with Global Brands like BMW, Carrier and Daikin Air Conditioners in several industries.

In the Philippines, Franco ran his own HVAC & Refrigeration business. In the US, he worked for Jewell Instruments, a world leader in the manufacture and distribution of panel meters, avionics components, inertial sensors and precision solenoids. Prior to entering real estate, he was the General Manager of the Rodeway Inn, Choice Hotels in Tilton, NH where he oversaw the reorganization of the hotel’s operations. This experience is what triggered Franco’s desire to go into real estate – initially sparked by property management.

We’re Excited To Welcome Bob Ramalho To The Verani Family!

Bob RamalhoPrior to joining Prudential Verani Realty, Bob Ramalho enjoyed the past 27 years owning and operating his own architectural woodworking businesses – Custom Finish Carpentry from 1985 – 2004 and Staircrafters Plus LLC from 1994 – 2011. Working alongside builders and homeowners to satisfy all aesthetic requirements and applicable codes, Bob gained a tremendous amount of knowledge within the residential, commercial and new homes building trades.

Using the experience he gained from working with homeowners and builders in this capacity, Bob’s transition into real estate came naturally. Bringing with him existing client relations, strong negotiating skills and the ability to work under pressure, Bob excels at providing quality customer service through every real estate transaction.

Bob is a native New Englander having grown up in Pelham, then moving to Alton then to Bethlehem. For the past 28 years he has resided in Manchester and has four children and three stepchildren with his wife Pamela. “I love New England, especially New Hampshire. From the White Mountains to the Ocean – we have the best of both worlds at our door!” said Bob. And Bob’s gateway to the outdoors – motorcycles, snowmobiles and cars! In his free time he also enjoys reading and listening to inspirational and education material.

Bob’s love for New England and giving back to the community is evident too. He has volunteered for both Extreme Home Makeovers in NH (the Voisine family in Manchester of 2007 & the Marshall family in Lyme of 2009) by fabricating and installing custom stair systems. Plus, he donated a church alter for the Assumption Greek Orthodox Church in Manchester and has assisted on many other community projects.

Bob has earned his E-Certified 2.0 Designation, is a member of GMNBR, a graduate of Prudential Verani University and Kathy Roosa School of Real Estate and is a Notary.

Ozzie award

Prudential Verani Realty recently recognized their top performing associates at their Annual Awards Ceremony held at the Executive Court in Manchester, NH. Here, over 200 associates from 8 different offices celebrated their colleagues’ commitment to customer service and delivering extraordinary results for their clients.

The top award, referred to as The Ozzie Award, was named after the company founder Osvaldo Verani, aka Ozzie, who established the core principles that have driven Verani’s business since 1967. Ozzie urged his team to embrace the company’s sense of family by regularly acknowledging and celebrating their team’s success.

Gini Crowe, RealtorVirginia “Gini” Crowe began her real estate career in the early 90’s, having studied at the Lumbleau Real Estate School in Sacramento, and subsequently passing the California real estate exam in 1994. While residing in the Sacramento area, Gini held managerial positions in both the restaurant industry and in the marketing of residential rental property. Her supervisory roles afforded her the ability to “think on her feet,” a skill that she brings to her role as a Realtor®. In addition, her experience in interacting with the general public has resulted in Gini being able to put people at ease, which is evidenced by her clients’ testimonials.

In returning to her native New Hampshire, Gini continued her career in real estate, most recently with Manter Realty LLC in Bow NH, and now has 15 years of experience as a Realtor® – with over $30 million in real estate sales.

Strange Laws of New England

New England lawsMany laws are self explanatory, and some are even expected. These, however, are just strange! If you have know of any additional unusual laws from your state, in or outside of New England, feel free to share!

New Hampshire:

  • You may not tap your feet, nod your head, or in any way keep time to the music in a tavern, restaurant, or cafe.
  • You cannot sell the clothes you are wearing to pay off a gambling debt.
  • It is considered an offense to check into a hotel under an assumed name.
  • It is illegal to pick seaweed up off of the beach.
  • Any cattle that crosses state roads must be fitted with a device to gather its feces.
  • You may not run machinery on Sundays.
  • On Sundays citizens may not relieve themselves while looking up.

Massachusetts:

  • It is illegal to give beer to hospital patients.
  • Candy may not contain more than 1% of alcohol.
  • Shooting ranges may not set up targets that resemble human beings.
  • At a wake, mourners may eat no more than three sandwiches.
  • Snoring is prohibited unless all bedroom windows are closed and securely locked.

We’re Excited To Welcome Sarah Sandhage To The Verani Family!

Sarah has always been interested in real estate and over the years has kept a close eye on the market and NNEREN. Having a keen interest in interior design and color, she also finds herself drawn to a property’s character and appeal. So it was only natural that Sarah decided to pursue a career in real estate and join the Prudential Verani Nashua Office.

“I feel that I will be able to use my artistic ability to help buyers find the unique qualities in the homes they are viewing and sellers to highlight the special character their home has to offer when selling.” said Sarah.

Building upon her interests, Sarah looks forward to focusing her efforts at Prudential Verani on helping Milford and surrounding area homeowners prepare their homes by assisting with tips on gardening, staging and interior design.

Sarah is no stranger to helping others as she has over 14 years of experience as a librarian’s assistant at the Gilman Library and as an Administrative Assistant / Dispatcher / Customer Service Rep for Stanley Elevator Company. She also sits on the Milford Wadleigh Memorial Library Board of Trustees.

In her quiet time Sarah enjoys reading and quilting. And the rest of the time, Sarah and her husband Kenneth are busy with their son Ian staying active with gymnastics, soccer and baseball. Taking advantage of all that New Hampshire has to offer outdoors, they also split their time between Milford and Alton Bay on Lake Winnipesaukee where they own a home.

When asked what made Sarah choose PVR? “I contacted my friend and co-owner of Prudential Spencer-Hughes in Wolfeboro to ask her advice prior to my first meeting at Prudential Verani. She told me, without hesitation, that Prudential Verani was THE ONLY place I should consider working. Period. That was good enough for me!” said Sarah.

My New Marketing Tool

Sometimes a great idea falls into your lap out of nowhere…

My eight year old son rushed off the school bus the other day and said, “MOM! I’m Star of the Week! There are a whole bunch of papers in my backpack that say what I have to do.”

Oh boy, another project, I thought. Well, I was right. Not only was there the daily homework papers and spelling test for the week, there was still the “Penguin Project” already started on the kitchen counter with poster, report and bibliography to be ready for oral presentation by Friday. (Did I mention this is second grade?) Now we have “Star of the Week” with all of its instructions.

As the Mom of a second grader I am used to weeding through this daily onslaught of “stuff”, cleaning out the backpack, and prioritizing what needs to happen each afternoon to make sure my son is on track through the week. This Star of the Week project required the most immediate attention, however, and we had to send everything in for the next day.

Favorite book, check. 3-5 pictures of you and your family, check. A completed “All About Me” page, colored, check. 100 or less of the same object to be placed in the “Estimation Jar” (carefully carried home by the “star”). The latter being used to reinforce the current math curriculum. Hmm…

“What can we send in?” I said. “Most kids do candy or treats and then we get to split it all on Friday and eat it”, was his answer. Great, what do I have 100 of in the house? I am thinking, panicking, starting to get aggravated. Legos? No. Candy? That means a trip to the store. A little while later I asked, “What do you want to put in the jar?”, thinking he’ll want to do Cinnamon Toast Crunch or Cheerios or M&Ms. “Let’s do your business cards! Can I?” he said enthusiastically.
